SOMMAIRE DU POSTE

L’objectif du poste est de fournir du soutien à la maintenance des immeubles et à l’administration des immeubles gérés par l’entreprise.

PRINCIPALES RESPONSABILITÉS

Analyser les bons de travail en fonction de la taille, de l’urgence, des compétences requises, de l’emplacement, de la complexité et de la main-d’œuvre disponible, et soutenir les équipes des opérations en émettant des bons de travail dans un flux séquentiel aux techniciens individuels ou aux équipes de travail. Coordonner l’engagement et la supervision des sous-traitants appropriés.

Travailler en étroite collaboration avec les techniciens pour prévoir les matériaux, les permis, les sous-traitants, les outils et les autres ressources nécessaires pour accomplir le travail de la façon la plus productive possible.

Élaborer, conserver et distribuer des processus de flux de travail à l’ensemble de l’équipe affectée au compte en documentant la planification et l’exécution du travail.

Travailler avec l’équipe de gestion pour optimiser l’arrangement du travail prévu et à l’horaire, du travail prévu (mais pas à l’horaire) et du travail imprévu.

Fournir des rapports statistiques réguliers à l’équipe de gestion et au client qui démontrent des preuves mesurables de l’utilisation productive de la main-d’œuvre.

Utiliser les lignes directrices établies par la direction, élaborer, mettre en œuvre et gérer des stratégies préventives de maintenance et d’optimisation du cycle de vie. Effectuer un examen annuel des programmes de gestion préventive et conditionnelle afin d’assurer que la bibliothèque actuelle du système de bons de travail contient les bonnes fréquences et des calendriers sur 12 mois équilibrés pour tous les techniciens et fournisseurs. JOB SUMMARY

The purpose of this position is to provide building maintenance and office administration support to company managed buildings.


ESSENTIAL DUTIES AND RESPONSIBILITIES

Analyzes work orders by size, urgency, skill set, location, complexity, and available manpower; and assist operations teams by issuing work orders in a sequential flow to individual technicians or work teams. Coordinates the engagement and direction of appropriate subcontractors.

Work closely with Technicians to stage materials, permits, subcontractors, tools, and another resources necessary to accomplish the work in the most productive manner possible.

Develop, maintain and distribute work flow processes to the entire account team documenting how work is planned, scheduled and executed.

Works with management team to optimize the mixes of: planned and scheduled work, scheduled (but not planned) work, and unscheduled work.

Provides regular statistical reporting to the management team and client showing quantities evidence of the productive use of the work force.

Uses guidelines set by management, develop, implement, and manage preventive maintenance and life cycle optimization strategies. Performs annual review of preventive and predictive maintenance programs to insure current work order system library contains correct frequencies and balanced 12 month schedules for all technicians and vendors. Determines appropriate predictive maintenance tasks. Trains the work force in the use of predictive maintenance techniques. Analyzes predictive maintenance data for trends. Initiates corrective actions as appropriate.
