Job Description
We're looking for an inside sales account executive who can acquire investment properties for our firm. Most of your leads will warm inbounds but building your own book of business via cold calling is essential to being a top performer. Our ideal candidate isn’t afraid to pick up the phone and talk to people all day.
This is a pure sales role. All inbound leads come through our marketing channels, and you will take each lead from early engagement to close. Your pipeline will be large.
We market heavily to a specific group of property owners, and many owners contact us with interest in selling. If a property meets our criteria you will gather detailed information on the building, determine what we can offer, and help us negotiate with the Seller until a contract to purchase the property is signed. You will then hand-off the contract to our investor relations team, and move on to acquiring the next deal.
Real estate experience is not required, but a bonus. Sales experience is absolutely necessary. Inside sales experience is a bonus. CRM experience is necessary.
Your Daily Responsibilities:
- Manage a pipeline of inbound seller leads, all in different stages of the sales process.
- Qualify inbound leads quickly and correctly. Prioritize well to close deals that are worth your attention, and drop a quick offer on the unlikely opportunities.
- When something's good, get tons of information about financials, tenants, and condition.
- Use emotional intelligence and property knowledge to make and justify our offers.
- Understand what our investors want to buy, so you can find it in your property pipeline.
- Make time to learn out of state rental property investing inside and out, so that you can master your craft and go from being a deal starter to a deal closer.
You Are:
- Comfortable, relatable, and professional over the phone.
- Detailed. You dig in on calls and research properties to get the information we need.
- Organized, and prioritize efforts to make the most of your time.
- Effective in using tone of voice, response, and property understanding to negotiate.
- Not in need of hand holding. The right training and protocols and you're off to the races.
- Salesforce or CRM experience is a plus.
Substantial base salary + quarterly commissions.
Job Type: Full-time
Pay: $125,000.00 - $175,000.00 per year
