RegularJOB SUMMARY:
The Quality Assurance Manager will work with our property management team, Redevelopment, Capital Management, Facility Services, Maintenance Services, Sustainability, Asset Management Teams, contractors, and vendors to identify and correct any issues that may arise. The ideal candidate will have experience in quality assurance, quality control, construction, vendor services, contract management, or property management, as well as a keen attention to detail and strong communication skills.
WHAT YOU WILL DO:
Conduct and monitor quality practices as directed; regularly inspect properties to identify any quality issues and to minimize the need for corrections and punch-list items.
Monitor contractor, vendor, and supplier performance with respect to timeliness, efficiency, and quality of products and services.
Work with property management and maintenance teams to develop and implement quality assurance and control programs and procedures.
Review project plans, specifications, and other documentation to ensure quality requirements are met.
Conduct pre-construction and pre-renovation meetings with internal parties, contractors and vendors to review quality standards and expectations.
Monitor the progress of construction and renovation projects to ensure that quality standards are being met.
Identify any issues or non-conformities and work with contractors and vendors to develop corrective action plans.
Communicate with property management and maintenance teams to ensure that quality standards are maintained in ongoing maintenance and repairs.
Maintain documentation and records related to quality assurance and quality control activities.
Thorough knowledge of Federal, State, and local requirements.
Thorough knowledge of NFPA, ICC, OSHA/CalOSHA, and ASTM/ANSI standards.
Provide regular reports to senior management on quality assurance and quality control activities and results.
WHAT YOU WILL NEED:
High School Diploma or GED equivalent is required.
Associate’s degree (AA) or equivalent from two-year college or technical school or Bachelor's degree from four-year college or university is preferred.
3+ years of experience in quality assurance, construction, or property management.
ICC Certification in Residential and/or Commercial, Fire Life Safety Inspector preferred.
Must have a curious and observant nature.
Deep understanding in equipment capability and proper operation/maintenance and construction practices.
Knowledge and understanding of International Code Council (ICC), State and Local Ordinances, Permitting for equipment, NFPA and Fire Code, Title 24 Regulations for California and Title 8 for Labor and Industry Standards for Washington, Federal OSHA, CalOsha and Labor and Industry Codes regarding Safety Practices, and ASTM, ASHRA, and ANSI standards.
Know about permitting requirements for construction and new equipment installation.
Strong attention to detail and analytical skills.
Excellent communication and interpersonal skills.
Knowledge of construction and renovation processes and techniques.
Familiarity with local, state, and federal regulations related to construction and property management.
Ability to read and interpret project plans, building blueprints, and construction specifications.
Ability to operate measuring and tolerance gathering equipment.
Proficiency in MS Office applications (Word, Excel, PowerPoint) and project management software.
WHAT THE JOB REQUIRES:
Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.
Requires the ability to work Monday through Friday and some weekends or after hour work.
Position will require weekly site visits to report on conditions. May require in-person office attendance at Essex's corporate offices in San Mateo.
Must have a reliable vehicle for transportation.
Requires the ability to sit for extended periods to conduct paperwork and reporting.
Will require physical work including climbing stairs, ladders, and going into cramp spaces to observe equipment operations safely in the day-to-day tasks.
Frequent travel to various locations for meetings, projects, client visits, or on-site work.
WHAT YOU WILL BRING TO THE TABLE:
No formal supervisory responsibilities in this position. Coordinates and assigns tasks to co-workers within a work unit and/or project team. Leads project teams and/or plans and supervises assignments of lower-level employees. May have responsibility for identifying training needs, tracking performance, coaching, and motivating a work unit and/or group.

The salary range for this position is $88,000.00 - $132,000.00 per year. New hires generally start between $88,000.00 - $110,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs. This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.Visit Original Source:
