POSITION SUMMARY
We are currently looking for a Building Manager for a residential property (Strata) based in Delta. This will be a full time position. The Building Manager is responsible for interaction between residents, the strata council and the property manager and to oversee the cleaning and maintenance of the building.
KEY DUTIES & RESPONSIBILITIES
- Familiarity with by-laws and regulations and to keep the property operating in a safe secure and trouble free manner.
- Advise the Property Manager and, by report, Strata-Council of breaches or issues. Comment as appropriate on effectiveness or deficiencies of By-laws or regulations.
- Co-ordinate, monitor and assist in move-ins and move-outs or deliveries in accordance with the Bylaws and directions by Council. Assure residents and persons moving in are familiar with requirements. Collect any amounts owing.
- Coordinate with property manager to post notices, issue letters and enforce strata rules
- Perform minor routine maintenance jobs such as replacement of light bulbs/fixtures, painting and drywall repair
- Ensure that security and safety measures are in place in the establishment
- Assist in coordinating, scheduling, and monitoring all trades, contractors, architects, engineers and workmen on regular or major projects.
- Handling residents’ queries and assisting them as required; responding to e-mails
- Programming Fobs and entry phones
- Regularly monitor the Property, facilities, structure, technology, systems and generator, locked areas and common rooms, pool area and sauna, exercise room and lighting to identify any potential problems; monthly generator testing
- Weekly/monthly reporting to the property manager/Cleantech/strata council
- Pool, hot tub and water feature maintenance (if present)
- Assist strata council with budgets and attend strata council meetings when required
- Available to respond to after hours, onsite emergencies
- May be required to move heavy furniture, equipment and supplies
- QUALIFICATIONS & REQUIREMENTS
- Prior cleaning and maintenance experience in residential buildings required
- Grade 12 or GED required; Resident Manager Certificate preferred
- At least 3 years experience in building and mechanical equipment use and maintenance
- Effective verbal and written communication in English is a must
- Ability to use hand and power tools effectively
- Must be able to maintain buildings and facilities and to operate required equipment and tools in a safe and responsible manner
- Excellent time management skills; diligent and completes work in a timely manner
- Basic computer skills with the ability to use e-mail effectively, program entry phones and Fobs
- Ability to maintain daily log book
- Honest and trustworthy
- Possess cultural awareness and sensitivity
- Demonstrate flexibility and sound work ethics
- Ability to deal with residents in a positive, courteous and respectful manner
- Experience in performing minor maintenance required
- Experience in the hospitality industry an asset
- Pool certification/experience an asset
