Job Title: Director of Residence Enrollment

Pay Transparency: $69-$79k/year + bonus

Role and Responsibilities

The Director of Patron Experience, 92nd Street Y (92NY), New York, Residence, is responsible for overseeing administration, enrollment, and daily sales operations of the 92nd Street Y, New York's Residence Department. Contributors in this role will be responsible for driving sales to new and existing clients, developing sales strategies, segmenting the market, and targeting key clients and prospects of the institution to deliver annual departmental goal by coordinating the marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. The role will perform all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing rooms, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.

Specific Responsibilities

Essential Functions

  • Lead and drive relationships with New York City and global universities, trade schools, colleges, language schools, and housing search engines by creating and building high level, deep relationships with housing decision makers
  • Build 92NY market awareness by attending industry conferences and meetings, including proactive establishment of marketing. Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy
  • Build relationships with new and existing clients to support business growth
  • Complete pricing and proposals for new businesses under the direction of Executive Director of Residence
  • Manage relationship with 3rd party partners and collaborate to deliver complete proposals
  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy
  • Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs
  • Uses the on-site property management software (RMS, HubSpot) to track room availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents
  • Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew
  • Executes and performs activities in support of the community's rental agreement renewal program by preparing rental renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time
  • Responds quickly and courteously to resident concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)
  • Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary
  • Establish business opportunities by identifying prospects and evaluating their position in the market, researching, and analyzing sales options
  • Make contact, conduct needs analysis, and develop relationships with prospects in order to sell and deliver appropriate solutions
  • Research and recommend new opportunities to patrons that will achieve profit and service improvements
  • Administer emergency care to patrons and guests in need of assistance
  • Work as a TEAM with all other departments
  • Other duties and tasks as assigned by supervisor

    Other Functions
  • Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, benchmarking state-of-the-art practices, and participating in professional societies
  • Engage with prospective and enrolled patrons at 92NY to respond to and to and address all questions and concerns, manage enrollments, and focus on ensuring the delivery of positive interactions
  • Develop and deliver a strategy for expanding the 92NY's reach to new markets by conducting recruitment events and working with the Marketing department to create targeted marketing collateral
  • Assist in the delivery of year on year revenue growth for 92NY through the development and implementation of successful sales strategies, value-add pricing initiatives, proactive outreach, and engagement events
  • Collaborate with administrative staff during the off-season
  • Be knowledgeable about all programs and activities offered by Active Wellness
  • Assist with keeping the center well stocked and clean
  • Attend Active Wellness site meetings and training
  • Handle injury and illness and security incident reporting
Requirements:

Qualifications and Education Requirements

  • 4-year college degree and/or equivalent senior leadership experience within a cultural institution
  • Minimum of 4 years of sales management experience. Active Wellness employment a plus
  • Experience with student housing or real estate sales is a plus.
  • Experience in using multiple customer relationship management systems.
  • Collaborative work style
  • Must be detail oriented, organized and highly responsive with a commitment to customer service
  • Strong written and verbal communication skills
  • Proficient in Microsoft Office Suite and familiarity with member management systems
  • Results-oriented, ability to multitask
  • AED/CPR/First Aid Certified
  • Proof of citizenship or legal status
  • Knowledge of residential real estate industry and trends including contracts, disclosure requirements, and compliance with state and federal regulations

Physical and Working Conditions

  • Ability to take the responsibility for the health and safety of others
  • Ability to stand for several hours in the same shift; ability to lift 25 lbs
  • Community Center environment
  • Must follow OSHA and Active Wellness safety standards
