A reputable construction company is looking to hire a seasoned Business Development Manager to manage multiple projects in CT!
Hours: Monday-Friday
Pay: Depending on Experience
Scope of the position:
This executive will have complete bottom line "P & L" responsibility for the development of properties. The goal shall be the completion of a quality development on time and within budget. Emphasis of position will include all disciplines from conception to completion.
Responsibilities and Duties include, but are not limited to:
- Work closely with the Principals and Senior Vice President to establish concept, policies, programs, proformas and budgets for the development of new projects.
- To evaluate potential feasibility of a market to determine if suited to development philosophy.
- Establish pre-development and overhead budgets for each new project including pre-development funding required through initial closing.
- Oversee the preparation of the necessary documentation of all phases of design and development in conjunction with the appropriate legal, financial, technical staff and consultants. Preparation of proforma projections to determine economic feasibility of proposals, including the preparation and submission of Low-Income Housing Tax Credit Applications.
- Supervise the architectural and engineering consultants, environmental and other consultants with emphasis on a close monitoring to ensure optimum scheduling and cost control.
- Representing the company in all relevant government proceedings and negotiations.
- Participate in the selection of, and personally supervise the Low-Income Housing Tax Credit Syndicator with emphasis on a close monitoring to ensure optimum scheduling and cost control.
- Negotiate pre-development and bridge loans.
- Monitor pre-construction activities such as cost estimates, preliminary construction schedule, demolition contracts/schedules, early orders, construction contracts, testing firm's selection, etc.
- Develop and monitor a project schedule and budget.
- Monitor construction activities, including scheduling, payments, construction, etc.
- Oversee the administration of projects from conception to completion.
- Coordinate the efforts of the various staff units (both internal and external) participating in the development of the projects, including syndication payments, request for loan draws and disbursement of funds.
- Monitor the progress of each phase, initiating corrective action where required to maintain schedule and budget objectives. Initiate the modification of those objectives when necessary and/or appropriate.
- Coordinate the corporate reporting process to ensure that management receives timely, accurate data regarding the various facets of the projects (i.e., project schedules and budgets).
- Develop and supervise the implementation of an overall quality control system.
- Supervise and monitor all leasing and/or sales activities for each development including rent up and tax credit certification.
- Responsible for all leasing and sales as it relates to each development.
- Assist property management in setting up all initial operating and service agreements.
- To structure the business and financial aspects of deals and oversee legal documentation.
- Create and administer all new joint venture partnerships, LLC's, LLP's, Corporations, and any other legal entities required to operate the company's development projects
- Other duties and projects as required and assigned.
- Must hold a degree/Certificate in Business Management
- 10+ years of experience
