Job Title: Sales Manager – Land Entitlements & Permitting
Position Overview:
We are seeking an experienced and results-driven Sales Manager with expertise in land entitlements and permitting to join our team. This individual will play a pivotal role in driving sales, fostering relationships with key stakeholders, and leveraging their knowledge of the land development process to secure new business opportunities.
The ideal candidate will combine a strong sales background with technical knowledge of the land development process, including land use, zoning, permits, and entitlements.
In this role, you will work closely with developers, builders, government agencies, and other stakeholders to guide projects through the entitlement and permitting phases, while also managing sales strategies and team performance to meet company growth objectives.
Key Responsibilities:
Sales Leadership & Strategy:
- Develop and execute comprehensive sales strategies to drive revenue and market share growth within the land development and permitting sector.
- Lead and manage a high-performing sales team, providing training, coaching, and performance evaluations to maximize results.
- Identify new business opportunities, build relationships with key decision-makers, and close complex sales deals in land entitlement and permitting.
- Maintain and grow relationships with existing clients, ensuring satisfaction and fostering long-term partnerships.
Land Entitlement & Permitting Expertise:
- Utilize a deep understanding of local, state, and federal land use policies, zoning laws, environmental regulations, and permitting processes to support sales efforts.
- Provide clients with expert guidance on navigating entitlement and permitting processes, from initial project conception through to final approval.
- Collaborate with internal teams and external consultants to ensure smooth execution of land use approvals, zoning variances, and other related processes.
- Stay current on industry trends, regulatory changes, and government policies that could impact land development and sales.
Client Relationship Management:
- Act as the primary point of contact for clients, consultants, contractors, and regulatory bodies, managing expectations and ensuring that land entitlement and permitting projects are progressing as planned.
- Prepare and deliver compelling presentations to clients, stakeholders, and at industry events to promote the company’s services and expertise in land development.
- Provide solutions and overcome obstacles that may arise in the permitting process, ensuring timely project delivery and client satisfaction.
Market Analysis & Reporting:
- Conduct market research to identify trends, competitors, and emerging opportunities in the land development and permitting space.
- Track sales performance, report on key metrics, and adjust strategies to meet sales targets and organizational goals.
- Analyze client feedback and market demands to refine sales strategies and enhance service offerings.
Required Qualifications:
Education & Experience:
- 5+ years of proven experience in sales management, with a focus on land development, real estate, or a related field.
- Extensive experience and technical knowledge of land entitlement, zoning, permitting processes, and local government regulations.
- Strong track record of successfully selling complex solutions in a highly regulated industry.
- Bachelor’s degree in Business Administration, Real Estate, Urban Planning, Civil Engineering, or a related field. MBA or advanced degree is a plus.
Skills & Competencies:
- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with internal teams, clients, consultants, and government officials.
- Strong negotiation and closing skills, with experience in managing high-value contracts.
- Leadership and team management abilities, with experience in coaching and mentoring sales professionals.
- Strong problem-solving skills, with the ability to address challenges in the land entitlement and permitting process effectively.
- Familiarity with CRM software (e.g., Salesforce) and other sales management tools.
Desirable Attributes:
- Network of established relationships with local municipalities, regulatory agencies, and developers.
- Ability to work independently and manage multiple projects simultaneously in a fast-paced environment.
- Knowledge of environmental considerations and sustainability practices in land development.
- Experience in land development sales for residential, commercial, or industrial projects.
Compensation & Benefits:
- $80k-130k based on experience
