Job Description

Primary Duties & Responsibilities:

  • Operational and financial responsibility for the Communities, including resident activities, services, and maintenance.
  • Manage the operational budget of the Communities, including revenue generation and expense management.
  • Assist executive leadership with analyzing and preparing the annual operating budget of the Communities.
  • Review monthly operating performance, explain variances to budget, and take action to mitigate negative variances.
  • Drive increased Net Operating Income through growth in occupancy, increased profit in other revenue operations, cost management, and sales of homes.
  • Market model homes, pre-owned, and brokered homes for sale in the communities.
  • Manage the execution of annual capital expenditures and participate in planning expansion of amenities.
  • Collect and ensure deposit of all rent and fees associated with Communities operations, managing delinquency and overseeing collections and evictions.
  • Oversee, develop, and foster collaborative management among staff.
  • Manage recruiting for key hires, including selection, onboarding, training, scheduling, and development.
  • Ensure all Team Members support and follow Cove Communities’ policies and procedures.
  • Ensure residents receive outstanding, memorable customer service consistent with Cove’s Values, Mission, and Vision.
  • Promote the Cove lifestyle brand, attract new residents through active marketing and promotion, continually increase customer service levels, and add value for our residents.
  • Act as the face of Cove’s standards to customers and residents, resolving complaints, inquiries, and issues.
  • Manage the enforcement of all Communities rules and regulations, including those required by National, Provincial, and/or local law.
  • Utilize Microsoft Office applications and other web-based applications effectively, including email, financial systems, and property management systems.
  • Perform other duties and responsibilities as assigned.

Education and Experience:

  • 5+ years of experience in property management required.
  • Adaptable and resourceful self-starter with a positive, “Better Every Day” attitude.
