Deliver exceptional customer service to our tenants by efficiently prioritizing work orders, while expanding your expertise in facilities trades. Your Future in this Role:
The Facilities Maintenance Mechanic is a skilled, journey-level trades position within our building maintenance team. This role goes beyond routine work orders and projects; the mechanic sets the standard for quality and performance, leading by example for fellow mechanics and less experienced maintenance technicians and workers. As a key mentor, the mechanic plays an important role in helping others develop their trade skills. This position has historically been a stepping stone for individuals who have advanced into supervisory roles.

The ideal candidate will participate in Building Operator Certification (BOC) training, gaining valuable knowledge on improving facility efficiency, learning how to navigate the work order system (EAM), and receiving ongoing safety and professional development training.

As a condition of employment, the applicant will need to authorize and complete a background check. Information received from the background check is reviewed case-by-case and will not necessarily remove an applicant from consideration.

This position works 40 hours per week, Monday through Friday day shift with occasional evening and weekend work.

Core Daily Responsibilities:
  • Review work orders and projects, prioritize and conduct the work necessary to close out the work order, planning and coordinating work as needed.
  • Lead project work and is responsible for determining solutions, means and methods of repair, determining needed parts, materials, supplies and ordering same.
  • Work with Facilities Management construction project managers and contractors in planning, scoping work, supporting and/or performing work to drawings and specifications.
  • Obtain quotes from vendors and process through supervisor for contracting of work.

What We Do
The Maintenance and Operations Division:
  • Oversee daily operations including building cleaning, grounds maintenance, and a skilled, responsive team of maintenance professionals handling repairs and monitoring building systems.
  • Manage preventative maintenance programs for key equipment and building components across facilities. Lead renovations and equipment replacements that enhance safety, security, efficiency, and productivity for tenants.
  • Offer expert assistance and consulting services to tenants on electrical, plumbing, carpentry, HVAC, remodeling, and other maintenance tasks.
  • Ensure all buildings comply with safety, fire, and disability code requirements.
RECRUITING REQUIREMENTS
  • Three or more years of journey-level work experience in one or more of the building, mechanical, electrical, carpentry, plumbing, construction, or related trade areas and provide adequate documentation of such.
  • Additional education or experience may substitute for the recruiting requirements.

SPECIAL RECRUITING REQUIREMENTS AND/OR QUALIFICATIONS:
  • Certain positions in this class may be required to possess or have the ability to obtain licenses required by state, local, or federal code or regulations including but not limited to Class III boiler operator's license, electrical license, backflow assembly tester certification, and state asbestos certification.
  • Employees may be subject to 24-hour on-call availability. Employees may work varied shifts.
  • Possession of, or the ability to obtain, a valid Washington State Driver's license.
  • Satisfactory physical condition is required as indicated by a County-approved physical examination.
  • Ability to successfully complete all required background investigations including fingerprinting.
