Job Description

Position Summary:

The Insulation Account Manager is responsible for building long-term relationships with multiple customer accounts, serving as their primary point of contact throughout the lifecycle of their jobs from estimating and proposal writing to contract negotiations and project execution. In addition to individual responsibilities, this position works in collaboration with a team that includes branch and field personnel, and coordinates with owners, GCs, and other trades on the jobsite. Successful Insulation Account Managers excel at communication, problem-solving, and making decisions in a fast-paced environment.

Essential Duties and Responsibilities:

General

  • Follow best practices in environmental health and safety to prevent incidents and ensure compliance with applicable regulations, company policy, and customer expectations.
  • Participate in the company Continuous Improvement Process.
  • Identify new customers and opportunities through networking and prospecting.
  • Develop and maintain assigned customer relationships, securing a pipeline of repeat business.
  • Develop sales strategies for target customers and bid strategies for target jobs.
  • Work with the home office as needed to obtain customer prequalification's.

Estimating

  • Solicit bid packages for qualified opportunities, including procuring drawings and specifications.
  • Interpret specifications and perform material take-offs from construction drawings or job walks.
  • Summarize takeoffs and note job conditions that may affect labor productivity.
  • Attend pre-bid meetings to clarify scope, specifications, and jobsite conditions.
  • Prepare cost estimates utilizing estimating software (ie. MIKE or Navisworks).
  • Solicit material and subcontract pricing from vendors to incorporate into the estimate.
  • Request bonds and bond pricing from the corporate office when needed.
  • Prepare project schedules when required by a specification or company policy.
  • Follow company policy for pre-bid review and go/no-go decisions before bidding high risk jobs.
  • Prepare and submit proposals.
  • Track & understand labor productivity, material costs, direct and indirect costs, taxes, and margin standards to ensure accurate estimates.
  • Submit contract documents to home office for review and comment.
  • Prepare exception letters, negotiate changes to contract language, and ensure that all signed contracts comply with company policy.

Project Management

  • Upon award of subcontracts, prepare the Material Requirements and Foreman’s Work Order, attend preconstruction meetings, and perform other relevant preconstruction planning.
  • With the assistance of the Construction Manager, formulate job control set up and cost codes.
  • Prepare all job-related information for entry into the accounting system.
  • Manage project schedules, labor productivity, material costs, and margins to ensure that jobs are profitable and meet customer commitments for schedule and quality.
  • Perform job control functions including reverse takeoffs and enter data into E1.
  • Prepare material and application submittal when required by contract conditions, or when necessary to clear up ambiguous specifications or when otherwise desirable.
  • Manage change orders and take actions to prevent or mitigate potential construction claims.
  • Maintain regular communication with the customer POC regarding potential impacts.
  • Prepare, or oversee admin preparing, accurate invoices and timely collection of receivables.

Skills and Abilities:

  • Able to collaborate effectively with different personality types.
  • Self-motivated and able to plan and prioritize work tasks.
  • Good at problem-solving and making decisions in a fast-paced environment.
  • Proficient with Microsoft Excel, estimating software, and other relevant software tools.
  • Able to interpret drawings, architectural/mechanical plans, and flow diagrams.

Education/Experience:

  • High school diploma or equivalent, required. Associate's or Bachelor’s degree, or equivalent management experience in construction or the military, preferred.
  • Demonstrated experience with estimating / construction management (required number of years varies by field office).
  • Professional Certifications and experience in relevant construction specialty, preferred.

Travel:

  • This position involves frequent travel within the assigned territory.
  • Valid driver’s license and safe driving record required.
