Job Description

Property Manager The primary responsibilities of the Property Manager are to build and maintain positive business relationships with contractors and clients, increase profitability and asset value, as well as versee and continuously enhance the daily operations of assigned portfolio of retail and office properties.

ESSENTIAL FUNCTIONS OF THE JOB

· Builds and maintains positive business relationships with contractors and clients.

· Oversees property management lease/rent cycle:

· Coordinates tenant occupancy and move-in;

· Manages all aspects of the lessee’s tenancy including rent roll maintenance, critical date tracking, lease document maintenance and lease provision compliance.

· Follows up on rent payments as needed and maintains zero balance accounts receivable;

· Supervises tenant improvement construction and exterior renovations of managed properties;

· Enforces agreements and, as needed, assists attorneys.

· Prepares annual budgets and monitors monthly for variance of actual activity compared to budget.

· Approves invoices for payment and prepares monthly reports for owners and management regarding financial performance.

· Requests bids for services related to maintenance, renovations, or improvements on properties.

· Travels to properties to tour/inspect regularly to review property and equipment conditions and meet with tenants.

· Manages vendor relationships effectively to ensure service expectations and contract obligations are met and any opportunities for expense savings are achieved.

OTHER DUTIES AND RESPONSIBILITIES OF THE JOB

· Onboards new assignments and coordinates establishment of property files.

· Anticipates and responds to client concerns/needs in a professional, efficient manner.

· Seeks opportunities to increase customer satisfaction and strengthen customer relationships.

· Ability to respond to property emergencies after business hours and on weekends, as needed.

· Supports client account management, including accounts receivable.

· Reports unsafe conditions and responds to injury reports on property.

· Assists with identifying areas for improvement and making constructive changes.

· Assists other departments with projects, as necessary.

· Understands all aspects of the company and keeps abreast of changing policies and procedures.

· Works closely with real estate tax counsel in order to minimize and/or stabilize tax increases.

· Performs other duties as assigned by COO, EVP or ownership.

REQUIRED SKILLS AND ABILITIES

· Possesses exceptional customer service skills, and the ability to anticipate and respond to clients in an efficient and accurate manner.

· Possesses complex problem solving and project organization skills.

· Demonstrates up-to-date working knowledge of real-estate practices, maintenance and construction basics, real estate market conditions, and occupational hazards and safety precautions.

· Demonstrates ability to effectively work with company leadership, co-workers, tenants, public, contractors, suppliers/vendors, and independently.

· Proficient in the use of Microsoft Word, Excel, and Outlook.

· Possesses the ability to prepare financial and other records in a systematic, neat, legible manner.

· Proven ability to maintain confidentiality of company and customer records.

· Communicates effectively (orally and written).

· Demonstrates capability to strategically plan ahead to meet deadlines and future company needs.

· Exhibits credibility, flexibility, and adaptability.

· Possesses strong analytical, organizational, and detail oriented skills.

· Reliable transportation to be able to visit properties in and around Chicagoland

· Minimum of three (3) years’ experience in commercial property operations and client relations.

· Experience utilizing Yardi Property Management Software, preferred.

EDUCATION / CERTIFICATION REQUIREMENTS

· Minimum of 3-5 years of commercial property management experience (retail, office, industrial)

· High school diploma or GED required.

· Possesses valid driver’s license, acceptable driving record, and reliable transportation

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
