Job Description
We are seeking a dynamic and experienced DualDirector of Sales to oversee and drive sales efforts for our Memoir Warehouse District New Orleans residential building and a potential Hotel joining our portfolio in 2025. The ideal candidate will be adept at managing multiple sales channels, developing strategic plans to maximize revenue, and building strong relationships with clients. This role requires a unique blend of hospitality and residential sales expertise, primarily in business transient accounts, to ensure optimal occupancy and profitability for both segments.
JOD DUITIES AND RESPONSABILITIES
- Develop and implement comprehensive sales strategies for furnished residential apartments.
- Analyze market trends, competitor activity, and customer needs to identify business opportunities.
- Generate leads and maintain a pipeline of potential clients and tenants through networking, industry events, and targeted outreach to ensure a steady flow of business.
- Conduct site visits, presentations, and negotiations to secure new business and retain existing clients.
- Build and nurture partnerships with national and local businesses and community organizations to drive sales and brand awareness.
- Work with the marketing team to create and execute promotional campaigns, advertising, digital marketing strategies, and promotional packages that cater to both transient guests and long-term residents.
- Represent the residential property at industry events, trade shows, and networking functions.
- Assist in organizing promotional events and open houses for residential living units.
- Build and maintain strong relationships with corporate clients, travel agents, relocation companies, and potential tenants.
- Address and resolve any client issues or complaints promptly and effectively.
- Monitor and analyze sales performance, occupancy rates, and revenue metrics for both residential segments.
- Implement pricing strategies, promotional offers, and packages to maximize revenue and occupancy.
- Negotiate contracts, terms, and conditions with clients and vendors to secure favorable agreements for residential segments.
- Ensure compliance with contractual obligations and address any issues that arise during the contract lifecycle.
- Prepare detailed sales reports, including performance metrics, forecasting, and trend analysis.
- Utilize data to generate actionable insights and make data-driven recommendations for improving sales strategies and budget planning.
- Assist in developing and managing the sales budget for residential segments.
- Collaborate with the hotel and residential teams to ensure alignment of sales objectives and operational goals.
- Establish and maintain a feedback loop with the operational teams to ensure sales strategies are aligned with operational capabilities and client expectations.
- Foster a culture of continuous learning and professional growth.
- Other duties as assigned.
EDUCATION AND EXPERIENCE
- Bachelor's degree in business, Hospitality Management, Marketing, or a related field preferred.
- Minimum of 5 years of experience in sales management, with a strong background in both hotel and residential sales.
- Proven track record of achieving sales targets and driving revenue growth.

- Excellent communication, negotiation, and interpersonal skills. Effectively presents ideas and information; listens actively and communicates comfortably with various audiences.
- Ability to work independently and as part of a team in a fast-paced environment.
- Strong analytical and problem-solving abilities.
- Proficiency in Microsoft Office Suite and CRM software; experience with property management systems is a plus.
