Position Summary: The Regional Sales Manager will oversee sales operations for Harrington Housing’s properties in Washington, DC, New York City, and Boston. This role involves supervising the sales agents at our DC office and coordinating with on-the-ground sales teams in each city to drive occupancy and revenue targets. The ideal candidate has a proven track record in sales management, real estate, or property leasing, with strong leadership skills and a results-oriented mindset.
Key Responsibilities:Team Leadership and Supervision:
- Supervise and guide the sales agents in the DC office, including performance tracking and task assignment.
- Coordinate with sales teams in New York City and Boston to ensure cohesive strategies across all locations.
- Provide training and development support to foster a high-performing sales team
Sales Strategy and Execution:
- Develop and implement sales strategies to achieve occupancy and revenue targets across the three cities.
- Regularly assess market conditions to set competitive and optimal room prices in each location.
- Establish monthly and quarterly sales goals for the team, track progress, and report to senior leadership.
Lead Generation and Management:
- Oversee overall lead generation (except defined central roles), optimizing and refreshing rental websites and partner content.
- Manage lead flow and ensure 100% response to all leads in a timely manner to drive tour bookings.
- Maintain and enhance CRM tools for efficient lead management and conversion tracking.
Showings and Staging:
- Stage showing rooms to maintain a high standard of presentation.
- Conduct and oversee showing orientations to ensure a seamless experience for potential residents.
Business-to-Business (B2B) Sales and Partnerships:
- Manage the B2B sales pipeline, setting targets and strategies for building partnerships.
- Create and maintain new school and corporate partnerships, including internships, cooperatives, ESL programs, and universities.
Advance Sales and New Unit Openings:
- Proactively organize timely sales for new unit openings to ensure optimal occupancy from the start.
- Collaborate with city coordinators to gather feedback for room assignments and optimize resident satisfaction.
Content and Pricing Optimization:
- Actively audit and optimize room pricing, website photos, content, and terms of stay.
- Ensure consistent brand representation and clear, accurate information across all channels.
Reporting and Performance Analysis:
- Monitor and analyze sales data, preparing reports on team performance, occupancy rates, and revenue.
- Use performance metrics to refine sales strategies and identify areas for improvement.
- Regularly report updates and sales outcomes to upper management.
Requirements:
- Bachelor’s degree in Business, Marketing, or a related field; real estate experience is a plus.
- Proven experience in sales management, preferably in real estate, property management, or co-living.
- Strong leadership skills with experience in supervising and managing sales teams.
- Excellent communication and interpersonal skills, capable of building strong relationships with team members and clients.
- Ability to work independently, manage multiple tasks, and deliver results in a fast-paced environment.
- Proficiency in CRM software and other sales tools.
