POSITION OVERVIEW:
The Sales Manager, Pre-Construction is a vital member of the leadership team and responsible for developing and executing all aspects of sales for all Bento Developments projects from inception to completion, including unit closing. Reporting directly to the President, this position leads the development team while overseeing key marketing objectives. The Sales Manger will take a proactive approach to ensure the success of all pre-construction marketing sales and projects under the Bento Developments umbrella. This individual will have oversight of High-Rise and Low-Rise sales, oversee operations and project marketing as well as the process of sales team building, managing and sales target.
RESPONSIBILITIES:
Sales & Marketing
- Manage creation of marketing and branding strategies for upcoming projects
- Oversee creation of sales collateral and presentation of sales recommendation through collaboration with the Development, Marketing Agencies and Sales teams, leading to successful execution of sales strategy
- Advise on product development stages on floorplans, amenity spaces in response to market feedback and other areas that directly correlates to execution of sales
- Communicate with external agencies to create and develop media plans and provide budget recommendations
- Direct and manage the design, writing content and creation of promotional material and social media at the Corporate and project level
- Oversee and manage all sales and marketing activities of the company
Project Planning and Launches
- Develop an automated process for project launches
- Direct and manage sales, inside sales, operations, and marketing thru the entirety of each project cycle
- Oversee project management, and all aspects of project planning
- Lead, motivate and inspire staff and agents to ensure maximum productivity
Strategic Business Development
- Assist and participate sales and marketing strategy portfolio wide including, product development, marketing initiatives, and sales strategies
- Assist in the design of pitch decks with the support of a marketing company
- Build credibility based and future business-oriented Bento Developments website
- Design and assist in the execution of an effective Bento Developments social media strategy directed towards creating awareness within the developer community
- Track new home trends in critical markets to better understand future mater and product types
- Monitor and track sales volumes, inventory, suite types, competitive research, and real estate market trends and adapt the sales and marketing strategies accordingly
- Create a developer data base
- Initiate pitch meetings
Agent Engagement and Recruiting
- Keep rostered agents informed and excited about our upcoming project launches, pipeline and OR related opportunities (i.e. access, inside sales, on site sales, etc)
- Keep our current and future agents excited about our in house projects/opportunities, how to apply to become an inside-sales agents
- Set up an automated system – on hubspot, reports on how agents perform, tracking leads, pull reports
- Liaison with ownership, key stakeholders, marketing agency, construction management team, development manager
- Curate project launch strategies
- Comprehensive understanding of the competitive landscape for every project
- Strong awareness of developer and builder community
- Building and maintaining relationships with platinum agents
Leadership
- Provide leadership in the overall performance of the operations, marketing and sales team, including setting clear expectations and objectives, and measuring results
- Lead change initiatives within the sales team which align with the sales strategy and the value of the company
- Establish an environment which motivates and engages talent to achieve desired results
- Lead, motivate and inspire staff and agents to ensure maximum productivity
SKILLS AND KNOWLEDGE:
- Bachelor’s degree in marketing, business administration or a relevant field is an asset.
- 5 years experience in a leadership role
- 5-8 years experience in the real estate industry
- 8+ years experience in sales
- Energetic, persuasive and able to demonstrate the ability to sell
- Exceptional organizational and management abilities
- Excellent verbal and written communication skills
- Highly motivated and proactive
- Highly organized and able to multi-task in order to manage diverse workloads
- In-depth knowledge of sales techniques and best practices
- Excellent negotiation and leadership skills
- Proficient in project management software - asana etc
Compensation: $150,000 + bonus/commission
